            The Pointe

The Pointe is a gated Newport Coast association of 77 addresses on 16.36 acres, drawn as its own polygon on the City of Newport Beach association map.

            Overview

            About The Pointe

The Pointe covers 16.36 acres of Newport Coast in 2 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 77 addresses inside that line across 3 streets. Three streets, and they break the French pattern of the associations around them: Bridgeport Road carries forty nine of the seventy seven addresses, with Whitesands Drive at twenty one and Waterford Way at seven. The median of the 86 parcels the city draws here runs 7,710 square feet. The city records 77 buildings inside the boundary carrying 77 dwelling units, and the city registry marks the association gated.

The Pointe fills 80.4 percent of its own convex hull across two parts, and its three recorded tract maps were engineered by two different firms over the signature of one surveyor, Gary W. Dokich. The city land use layer files most of the ground as Planning Area 1-b - Residential Medium Density. Newport-Mesa Unified serves the whole boundary, 16.4 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

            How The Pointe was built

The Pointe holds 77 detached homes on sixteen acres of the inland ridge, and it was one of the first neighborhoods finished in Newport Ridge, built between 1993 and 1995. The land had been part of the Irvine Ranch since 1864, assembled by James Irvine and his partners out of Rancho San Joaquin after drought ruined Jose Sepulveda, and run by the Irvine Company from 1894 onward under James Irvine II.

The three streets break the pattern. Nearly all of Newport Ridge was named from France, but here the names are English and Irish: Bridgeport, Whitesands and Waterford. Waterford is the Irish port city whose name has been attached to cut crystal since the eighteenth century, and Bridgeport, which carries the majority of the addresses, is one of the commonest place names in the English speaking world. Whether the developer was making a point or simply ran out of French towns is not recorded anywhere.

            Schools serving The Pointe

Newport-Mesa Unified serves The Pointe. Clipping the county school district layer to this boundary returns 16.4 acres in Newport-Mesa Unified and none in any other district. The district’s own school locator was probed at 13 real addresses inside the boundary, one to each 300 foot grid cell rather than at a handful of interior points, and returned the same campuses at every address it answered for. Newport Coast Elementary, 6655 Ridge Park Road, Newport Beach, teaches grades TK-6 and the federal count recorded 429 students there in 2024-25. Corona del Mar Middle and High School share one campus at 2101 Eastbluff Drive, teaching grades 7 through 12, and the federal count records the two together at 2,106 students.

The first tract map, TR 14711, was recorded on March 30, 1993 at map book page MM 696/11-14, and the last of the 3, TR 14912, on June 20, 1994. Morse Consulting Group engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
