            Overview

            About Ziani

Ziani covers 63.95 acres of Newport Coast in 2 separate parts on the boundary the City of Newport Beach publishes for it, and the city address layer records 170 addresses inside that line across 8 streets. Six residential streets carry every address in Ziani and the address layer records exactly twenty eight on each of them: Talmont, Saraceno, San Pietro, San Sovino, Altino and Mandria. The city parcel layer records 187 parcels inside that line. The city records 26 buildings inside the boundary carrying 168 dwelling units, and the city registry marks the association gated.

Ziani fills 81.9 percent of its own convex hull, the second tightest shape in Newport Coast, and the city splits its ground between two planned communities, 56.2 acres inside Newport Ridge and 7.7 inside Newport Coast. The city land use layer files most of the ground as Planning Area 20 - Recreation. Newport-Mesa Unified serves the whole boundary, 63.9 acres on the county district clip. The district locator, probed once per 300 foot grid cell inside the boundary, returns Newport Coast Elementary and Corona del Mar Middle and High School.

            History

            How Ziani was built

Ziani was built by Brookfield Residential in 2004 as a single project of 168 attached homes, and it is the only community in Newport Coast that is treated as a master association in its own right rather than sitting under Newport Ridge or Newport Coast. It was laid out in repeated clusters of homes rotated and mirrored against each other rather than as a grid of individual lots, which is why it reads as a village rather than a subdivision.

The name and the streets are Venetian to the last one. Sebastiano Ziani was Doge of Venice from 1172 to 1178 and paid out of his own pocket to rebuild the Piazza San Marco into the square that stands today. San Sovino is Jacopo Sansovino, the architect who gave Venice its library and mint. San Pietro is San Pietro di Castello, which was the cathedral of Venice until 1807. Altino is the Roman city on the lagoon whose people are said to have fled into the marshes and founded Venice itself. Talmont, Saraceno and Mandria fill out the set.

            When was Ziani built?

The first tract map, TR 16166, was recorded on February 14, 2002 at map book page MM 826/33-44, and the last of the 2, TR 16195, on April 22, 2002. Tetra-Tech engineered the first map. Newport Coast was unincorporated county land at the time and Newport Beach annexed it in 2002. A recorded map is the filing date for the subdivision rather than a construction date for any one home.
