How Arroyo Vista was built
Arroyo Vista covers a long stretch of the old Plano Trabuco, the tableland that formed the upper part of the O'Neill ranch. Flood and O'Neill bought the ranchos in 1882, the family kept the Orange County half when the holdings were split in 1940, and in 1942 the federal government took the southern portion for Camp Pendleton, which left about 52,000 acres up here in cattle. That is why a neighborhood built in the late 1980s can still look out over open hillside on one side and a full grid of houses on the other.
This is one of the larger single family pockets on the plain, laid out at the end of the 1980s as Rancho Santa Margarita filled in behind its 1986 opening. Its streets are named for saints, San Bonifacio, San Patricio, Santa Teresa, San Mateo, San Ricardo, San Tomas and San Anselmo among them, which is the same mission theme the developers used across this quarter of the city. The elementary school this neighborhood feeds carries the Arroyo Vista name too, so for most families here the neighborhood and the school are one word.
