            About Seaside

            Seaside covers 30.8 acres inside Talega and holds 140 homes on 188 parcels, at a median parcel of 0.12 acres. Eight streets serve it, seven of them Calle names drawn from shore words in Spanish, among them Calle Pelicano, Calle Almeja, Calle Camaron, Calle Cangrejo and Calle Tortuga, with Avenida Reflexion the eighth. Residential Medium Low Density land accounts for 17.9 acres, right of way for 7.9 and private open space for 4.4.

            Seaside belongs to the Talega master association and falls under the Talega Specific Plan. It carries proportionally less private open space than most of Talega, where more than half the acreage is held that way. The state fire hazard severity map places 29.2 of its 30.8 acres in the Very High class. Capistrano Unified's locator returned Vista del Mar Elementary, Vista del Mar Middle and San Clemente High at all five interior points tested.

            History

            How Seaside was built

            Seaside was one of the first tracts built in Talega, 140 detached two story houses put up in 2000 on eight floor plans running from about 2,225 to 2,672 square feet, with three to six bedrooms. Standard Pacific built it. The streets are named for the shoreline even though the shoreline is on the far side of the city: Calle Almeja is the clam, Calle Camaron the shrimp, Calle Cangrejo the crab, Calle Tortuga the turtle and Calle Pelicano the pelican, with Calle Boya for a buoy and Calle Guijarro for a pebble, all of it set in the dry inland hills.

            Talega is the largest of the four inland ranches the city drew plans for. Construction began in 1999 and ran until 2015, and by the end it held about forty neighborhoods across 3,510 acres with nineteen miles of trails. The city's plan places that acreage in the north eastern corner of San Clemente, which is the whole character of the place. Talega sits over the hill from the old town, and for years only two roads reached it, which is why extending La Pata toward San Juan Capistrano was worth starting in 2014.

            The Seaside lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
