20.56 acres off Ortega Highway, 107 homes and a pocket park, every dated parcel inside the boundary built in the same year.

            Overview

            About Mission Glen

Mission Glen covers 20.56 acres and the city's address layer records 107 addresses inside it on seven named streets: Calle Arroyo, Calle Belmonte, Calle Del Campo, Calle Entradero, Calle Villa Clara, Paseo Nicole and Paseo Tortuga. None of the 0.78 miles of street inside the boundary appears on the city's Private Roads layer, because the recorded map offered every one of them to the public. The zoning layer places 20.5 acres in the Single-Family-4,000 District and the General Plan carries 15.5 acres as Medium Density, and Cook Del Campo Park, at Calle Arroyo and Calle Del Campo, sits inside the boundary on the city's park layer.

Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses. Harold Ambuehl Elementary takes TK through fifth grade with 324 students at a 23 to 1 ratio, 53 percent meeting the state standard in English language arts and 59 percent in mathematics, and it feeds Marco Forster Middle, which enrolls 930. San Juan Hills High School enrolls 2,641 and graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer places 12.9 acres of the boundary in the Non-Wildland Fuel class and 7.4 acres in Moderate.

            History

            How Mission Glen was built

Every house in Mission Glen was built in 1973, which makes it a single moment in the town's history rather than a story of phases. That moment was the one just before San Juan Capistrano decided how much more of itself it was prepared to lose. The general plan that committed the city to preserving its historic resources and limiting density came the following year, in 1974.

Calle Arroyo runs along the creek at the edge of this neighborhood, and the creek is why the mission was sited where it was. Everything on the flat ground here, including these houses, sits on the floodplain that made the valley farmable for two centuries before it was worth more as lots.

            When was Mission Glen built?

Tract No. 5592 was recorded on July 25, 1972, and both the city and the county parcel layers date every one of the 104 dated parcels inside the boundary to 1973. There is no earlier year and no later year in either record.

The ownership certificate on Tract No. 5592 names Mission Glen Homes, a joint venture of Lucas Development Corporation, Cameo Homes, Maurer Development Company and Lifetime Homes. Hall and Foreman, Inc. drew the map and George D. Shambeck, licensed land surveyor 3419, signed the survey.
