            Sunhollow

24.77 acres off La Novia Avenue, 179 homes on drives and lanes that the recorded maps created as lettered utility lots rather than public streets.

            Overview

            About Sunhollow

Sunhollow covers 24.77 acres and the city's address layer records 179 addresses inside it on eight named ways: Brookside Lane, Calle Arroyo, Moonglow Lane, Morningstar Lane, Starrise Lane, Summerfield Lane, Sundance Drive and Windsong Drive. Several of those lanes exist on the recorded maps as lettered lots dedicated to the city for public utility purposes rather than as roadways, which is why only 1.06 miles of street clip to the boundary and 0.67 miles of that sits on the city's Private Roads layer. Zoning is Multiple-Family District across 23.0 acres with 1.7 acres in the Community Park District, and the General Plan carries 20.3 acres as Medium High Density with 1.6 acres as Community Park.

The head of the La Novia Trail sits inside the boundary, and the city holds two small open space parcels along San Juan Creek within it. Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses: Harold Ambuehl Elementary for TK through fifth grade with 324 students, Marco Forster Middle at 930, and San Juan Hills High School at 2,641, which graduated 96.2 percent of its class. The federal flood layer places 2.0 acres of the boundary in Zone AE and the fire layer places 20.7 acres in the Non-Wildland Fuel class.

            History

            How Sunhollow was built

Sunhollow was first built in 1973, and its streets are a small weather report: Moonglow Lane, Morningstar Lane, Starrise Lane, Summerfield Lane, Brookside Lane. It is a compact neighborhood of homes between about 910 and 1,630 square feet, on the creek flats where Calle Arroyo runs.

Building houses on this ground required taming the creek. Its lower three and a half miles are channelized between levees, and even so it ran at 33,650 cubic feet per second on 11 January 2005, an all-time high, and came close to breaking through the western levee. San Juan Capistrano was twelve years old as a city when Sunhollow was started, and the general plan that would slow this kind of building down was still a year away.

Four interior points across the boundary were tested against the Capistrano Unified school locator and all four returned the same assignment, so the campuses below are the ones the district assigns to Sunhollow rather than simply the nearest.

            FAQs

            Common questions about Sunhollow

            How big is Sunhollow?

The boundary the City of San Juan Capistrano publishes on its homeowner association layer measures 24.77 acres, or 1,079,150 square feet, and holds 179 addresses on 217 parcels.

            When was Sunhollow built?

The three maps were recorded between April 1973 and February 1974. The city and county parcel layers agree on a median year built of 1974, and both date 178 of the 179 dated parcels inside the boundary to the 1970s.

            Who developed Sunhollow?

The ownership certificates on Tract No. 8325 and Tract No. 7626 name Leadership Housing Systems, Inc., a New York corporation. C-S-T Engineering Co. drew the maps and David L. Walden, registered civil engineer 19402, signed the surveys.

Why do some Sunhollow lanes not appear as streets?

The recorded maps created several of them as lettered lots offered to the city for public utility purposes rather than dedicated as streets. Lot A is Summerfield Lane and Lot E is Morningstar Lane on Tract No. 8325, and Lot H is Moonglow Lane on Tract No. 7626.

            Which schools serve Sunhollow?

Harold Ambuehl Elementary for TK through fifth grade, Marco Forster Middle School and San Juan Hills High School, all Capistrano Unified. Four interior points tested against the district locator returned the same three campuses.
