Overview
About Calabria Condominium
Calabria Condominium covers 18.4 acres carrying 248 addresses, and the city's parcel layer records a single parcel underneath all of them. None of those 248 addresses carries a unit designator in the city's record, which is unusual for ground held on one lot. Eight streets run inside the boundary and each is named for high ground or a vantage point: Destiny Way, Headland, Highpark, Hillgate, Landmark, Promontory Park, Sentinel and Windhaven. The zoning is Residential Medium Density, where the municipal code allows up to 18 units to the gross acre; the measured figure is 14 addresses to the acre.
Foxborough Park lies 207 feet from the boundary, seven acres with a sports field, hiking trails, walkways, picnic benches and barbecues. Aliso and Wood Canyons Wilderness Park begins 651 feet away, Hillview Park at 23.6 acres is 1,169 feet off and Woodfield Park at 22.9 acres 1,522 feet. Capistrano Unified's own address locator assigns this ground to Wood Canyon Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High.

How Calabria Condominium was built
Calabria is the toe of Italy, but nothing inside this community is Italian. The eight streets are English words for high ground and the edge of things: Headland, Promontory Park, Sentinel, Hillgate, Highpark, Windhaven, Landmark and Destiny. That is a fair description of where it stands. Foxborough Park is about 200 feet away and the Aliso and Wood Canyons Wilderness Park begins roughly 650 feet off, so the community really does sit on the lip of the canyon system.
The ground was Rancho Niguel, granted to Juan Avila in 1842 and named for the Acjachemen village of Niguili, which stood near the meeting of Aliso and Sulphur creeks inside what is now the park. Calabria itself was built in 1989 and holds 248 homes on 18.4 acres, two story plans with private fenced porches, on the ocean side of the freeway.

FAQs
Common questions about Calabria Condominium
How big is Calabria Condominium, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Calabria covers 18.4 acres. The city's address layer records 248 addresses inside it and its parcel layer records a single parcel underneath them.
What form does the housing take?
The city's record gives two signals that do not fully agree. The ground is one mapped parcel, which is the pattern of common interest ownership, and the association's published name carries the word Condominium. Against that, none of the 248 addresses carries a unit designator in the city's address layer, where an apartment or stacked condominium address normally would.
Which schools serve Calabria Condominium?
Capistrano Unified's own address locator returns Wood Canyon Elementary for TK through grade 5, then Don Juan Avila Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Wood Canyon Elementary enrolled 425 students on the 2024-25 federal count, Don Juan Avila Middle 863 and Aliso Niguel High 2,563.
When was Calabria subdivided?
Tract 13277 was recorded on 31 March 1989 and covers the whole boundary on its own, surveyed by Jan M. Fuller, licensed surveyor 4541. The ground was unincorporated Orange County then; Aliso Viejo did not become a city until 1 July 2001. A recorded map dates the subdivision rather than the buildings on it.
What parks are nearby?
Foxborough Park is 207 feet from the boundary, seven acres with a sports field, hiking trails, picnic benches and barbecues. Aliso and Wood Canyons Wilderness Park begins 651 feet away under OC Parks, Hillview Park at 23.6 acres is 1,169 feet off and Woodfield Park at 22.9 acres 1,522 feet.
