The city's landscape survey maps two swimming pools inside the boundary, and the general plan designates the site Low Medium Density Residential, which allows up to 10.8 homes to the acre. FEMA places 97.8 percent of it in Zone X as an area of minimal flood hazard, a classification only Shadow Lane shares among the 28 communities here. Fountain Valley School District assigns the address range to Courreges Elementary and Fulton Middle, inside the Fountain Valley High boundary.

How Fountain Walk Tract was built
Five streets, and every one of them is a headland on an American coast. Cape Cod in Massachusetts, Cape Canaveral in Florida, and on this side Point Loma at San Diego, Point Sur on the Big Sur coast and Point Reyes north of San Francisco. There are only sixty houses, they were built in 2003, and they are large, with five bedrooms the usual count and two pools between them.
Sixty new houses in 2003 meant something in a city that had been essentially finished for twenty years. Fountain Valley was farmland until the 1960s, put up its first tract in 1962, and passed 55,000 residents by 1980. After that, anything built had to come out of land somebody else had already used.
