About Lido Isle
Lido Isle sits in Newport Bay on land the association's own history column puts at 108 acres by an April 1928 newspaper report or 114 by a January 1930 one, and leaves the choice to the reader. The association counts approximately 880 homes; the city's record carries 943 residential units, not gated, in Council District 1, managed by GrandManors from 701 Via Lido Soud. The street plan is the island's signature: the vias are named for European cities and resorts and run in alphabetical order beginning at Via Antibes. CitiGuard patrols under contract to the association around the clock, and no rental of fewer than 30 days is permissible without a short-term lodging permit from the City of Newport Beach.
The clubhouse fronts a private bay beach with a swimming float, a summer snack bar, restrooms and a boat dock, and can be reserved for private parties, weddings and club events. Beside the beach sits a renovated grassy fenced park with a gas barbecue, picnic tables and a large shade sail, with a tot lot and a larger playground on the water elsewhere on the island. There are three lighted tennis courts and a combined pickleball and basketball court, first come first serve or by reservation, and the association keeps three dry boat storage areas, 29 wet slips and 45 moorings, rented to residents as availability allows. The Lido Isle Yacht Club, incorporated in 1928, runs the junior sailing program, and Tennis, Women's and Men's clubs run beside it. Schools are Newport Elementary, then Ensign Intermediate, then Newport Harbor High.

How Lido Isle was built
Lido Isle was a mudflat, part of the bay land Henry Huntington took in 1904 through his partnership with William Collins in the Newport Beach Company. It was called Electric Island first, after the Pacific Electric, and then Huntington Island, and neither name went anywhere because there was almost nothing there to name. In 1923 W. K. Parkinson bought it for forty five thousand dollars. He had been a Pacific Electric conductor and had made his money in oil near Bakersfield, and he spent more than a quarter of a million dollars dredging the harbor and using the fill to lift the isle more than ten feet above the high tide line.
The Griffith Company built the seawalls, bridges, piers and roads, and the utilities went in underground. Parkinson wanted a European resort rather than a beach tract, so he renamed it Lido Isle after the Lido di Venezia, and the streets carry the theme through: Barcelona, Genoa, Nice, Ithaca.

Two landed between $3 million and $5 million and the other eight closed above $5 million, topping out at $16,250,000 against a low of $4,200,000. Half went into escrow within 35 days and the group closed at 95.8% of list price, so at this level the asking number is an opening position. Seven homes stood active at a median asking price of $8,395,000.
Can I keep a boat on Lido Isle?
The association rents 29 wet boat slips and 45 moorings to residents, along with three dry boat storage areas, as availability allows, so it is a waiting list rather than a right that comes with the deed.
