            Overview

            About Newport Center

Newport Center is the district the Irvine Company designed between 1961 and 1965 around what is now Newport Center Drive, and the company counts more than 250 businesses with over 20,000 employees here alongside nearly 200 stores and restaurants. Fashion Island sits at the middle of the ring, carrying more than 150 boutiques and restaurants, drawing close to 16 million visitors a year and holding Orange County's only Neiman Marcus. The housing sits around the edge of that circle and there is no master association over it: the city maps six separate community associations inside the area, Bayside Village at 397 residential units, the gated Villa Point at 231 under Stonekastle Community Management, Harbor Cove at 150, Island Lagoon at 133, Granville at 70 under Vintage Group, and Meridian at Newport Beach.

The civic campus stands on the district's north edge. City Hall is at 100 Civic Center Drive, and Civic Center Park covers 14 acres with a 1.23-mile walking trail along a natural wetlands area, a rotating sculpture exhibit, a bridge joining its two parcels with a view to the Pacific, and the city's only dog park at its north end. The Newport Beach Central Library at 1000 Avocado Avenue runs to 71,000 square feet since its 2013 expansion connected it to the Civic Center. On the seaward edge, Newport Beach Country Club at One Clubhouse Drive hosts the Hoag SENIOR PLAYERS Championship, which its organizers call Orange County's premier PGA TOUR Champions event, next set for March 2027. Newport-Mesa Unified assigns these addresses to Abraham Lincoln Elementary and then to the Corona del Mar 7-12 campus.

            History

            How Newport Center was built

The Irvine Company hired William Pereira in 1960 to master plan the ranch, began work on what it then called Newport Town Center in 1966, and opened Fashion Island on 9 September 1967. It cost twenty million dollars, covered seventy five acres, held fifty two shops and four department stores in Buffums, Robinson's, The Broadway and JCPenney, and parked five thousand five hundred cars. Welton Becket and Associates designed the center; Pereira and Gin Wong designed the Robinson's. The koi pond went in the following year and is still there. The Irvine Company put its own headquarters two minutes' walk away in 1969.

It has been rebuilt in place twice. The Atrium Court was carved out of the old JCPenney in 1982, and in 1989 Jon Jerde reorganized the whole plan around a circular courtyard with pedestrian avenues radiating off it, adding the Island Terrace food court, a seven screen cinema and an animated fountain by WET Design. The homes came late and slowly: the condominium buildings around the ring were added from the early 1970s onward, so residents here live inside a shopping district rather than beside one.

            FAQs

            Common questions about Newport Center

What does a home in Newport Center sell for?

Nineteen homes closed between January 1 and August 17 of 2026, at a median of $2,360,000, or $1,162 a square foot on a median size of 2,144 square feet. Eight landed between $1,000,000 and $2,000,000, six between $2,000,000 and $3,000,000, four between $3,000,000 and $5,000,000 and one below $1,000,000, with a low of $975,000 and a high of $4,995,000. Half went into escrow within 14 days and the group closed at 97.3% of list price. Ten homes stood active alongside them.

What kind of homes come to market here?

Attached, almost without exception. Eighteen of the nineteen closings were condominiums and one was a detached single family home, which is the nature of a district built as offices and shops with housing set around the rim: the residential communities here are condominium and townhome associations against the golf course and the shopping district rather than tracts of houses. That is also why the price band sits well below the rest of the city while the price per square foot stays high.

Which association covers a Newport Center address?

One of six, and there is no master above them. The city maps Bayside Village at 397 residential units, Villa Point at 231, Harbor Cove at 150, Island Lagoon at 133, Granville at 70 and Meridian at Newport Beach inside the Newport Center area. Villa Point, Harbor Cove, Island Lagoon and Bayside Village are recorded as gated; Granville and Meridian are not. Each governs itself and bills through its own management company, and none publishes an assessment amount, so the monthly cost and the management contact both come from that address's own documents. Two subdivisions the MLS groups with Newport Center, Sea Island and Bayridge Park, sit in the Big Canyon and Belcourt - Ford Road areas on the city's own map.

            What surrounds the homes?

Fashion Island, the Civic Center and a golf course. Fashion Island holds more than 150 boutiques and restaurants under Irvine Company ownership and draws close to 16 million visitors a year. The Civic Center campus at the north edge carries City Hall at 100 Civic Center Drive, the 71,000 square foot Central Library at 1000 Avocado Avenue, and a 14-acre park with a 1.23-mile trail along natural wetlands, a rotating sculpture exhibit and the city's only dog park. Newport Beach Country Club sits at One Clubhouse Drive on the seaward edge.

            Which schools serve Newport Center?

Newport-Mesa Unified's own locator assigns these communities to Abraham Lincoln Elementary in Corona del Mar, 369 students in grades TK through 6 with 70% meeting or exceeding standard in English and 64% in math, and then to Corona del Mar Middle and High School at 2101 Eastbluff Drive, a single campus running grade 7 through 12 with 2,117 students and a 96.5% graduation rate. There is no separate middle school. Assignment follows the address, so confirm a specific one with the district.
