            Mission Park

35.09 acres off Ortega Highway, 152 homes on eleven named ways, several of which the recorded map created as walkway lots rather than streets.

            Overview

            About Mission Park

Mission Park covers 35.09 acres and the city's address layer records 152 addresses inside it on eleven named ways: Calle Belmonte, Calle Raquel, Paseo Alba, Paseo Azteca, Paseo Barranca, Paseo Reposo, Paseo Ventura, Paseo Verde, Via Cordova, Via Madera and Via Sonora. Only six of those were dedicated as public streets on the recorded map, and several of the paseos exist as lettered lots carrying water and sewer easements rather than as roadways, which is why homes here are addressed on walkways as well as on streets. Of the 1.34 miles of street clipped to the boundary, 0.36 miles is private and the rest is city maintained. The whole boundary is zoned Single-Family-4,000, 35.1 acres of it, and the General Plan carries 28.7 acres as Medium Low Density.

Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses. Harold Ambuehl Elementary takes TK through fifth grade with 324 students at a 23 to 1 ratio, 53 percent meeting the state standard in English language arts and 59 percent in mathematics, and it feeds Marco Forster Middle, which enrolls 930. San Juan Hills High School enrolls 2,641 and graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer splits the boundary between 14.9 acres of Non-Wildland Fuel, 11.0 acres of Moderate and 9.2 acres of High.

            History

            How Mission Park was built

Mission Park went up in 1975 and 1976 on the creek flats east of the mission, one of the last of the big, dense, single-phase tracts the town allowed before its preservation rules tightened. Its streets are Paseo Azteca, Paseo Barranca, Paseo Reposo and Calle Raquel.

The mission's own fortunes went down with the Mexican period and came back in the twentieth century. Father St John O'Sullivan arrived in 1910 to recover from illness, stayed to rebuild the place by hand, and published the folklore that made the returning swallows famous; a live radio broadcast from the mission grounds on 13 March 1939 turned the town into a destination. D. W. Griffith had already shot a film at the mission in 1910, the first ever made in Orange County. All of that is the reason a 1970s subdivision on the flats is called Mission Park.

Four interior points across the boundary were tested against the Capistrano Unified school locator and all four returned the same assignment, so the campuses below are the ones the district assigns to Mission Park rather than simply the nearest.

            FAQs

            Common questions about Mission Park

            How big is Mission Park?

The boundary the City of San Juan Capistrano publishes on its homeowner association layer measures 35.09 acres, or 1,528,322 square feet, and holds 152 addresses on 160 parcels.

            When was Mission Park built?

Tract No. 8264 was recorded on December 6, 1974, and both the city and county parcel layers date all 149 dated parcels inside the boundary to 1975 or 1976, with a median of 1976.

            Who developed Mission Park?

The ownership certificate on Tract No. 8264 names Mission Glen Homes II, a joint venture of Maurer Development Company, Lucas Development Corporation, Cameo Homes, Hester Development Co., Lorraine M. Struck and Roberta M. Kern, and Girard V. Smith. Valley Consultants, Inc. drew the map and Sam F. Kniss, registered civil engineer 17377, signed the survey.

Why do some Mission Park addresses sit on paseos rather than streets?

The recorded map dedicated only six public streets and created several of the paseos as lettered lots carrying water and sewer easements, so those ways are walkway and utility lots rather than roadways. The city's street layer returns 1.34 miles inside the boundary against eleven named ways in the address layer.

            Which schools serve Mission Park?

Harold Ambuehl Elementary for TK through fifth grade, Marco Forster Middle School and San Juan Hills High School, all Capistrano Unified. Four interior points tested against the district locator returned the same three campuses.
