            Overview

            About Rancho Madrina

Rancho Madrina covers 79.29 acres, the eleventh largest boundary on the city's homeowner association register, and the address layer records 121 addresses inside it across ten named streets, among them Avenida Los Cerritos, Carril De Maderas, Paseo Arco Clave and Via Priorato. Of the 1.52 miles of street inside the boundary, 1.23 miles are on the city's Private Roads layer and the rest is public. Zoning is Planned Community District across 75.4 acres with 2.6 acres of Hillside Residential, the General Plan splits the ground between 47.3 acres of Very Low Density and 26.6 acres of Medium Low, and the city's 200 foot ridgeline buffer crosses 18.53 acres.

The boundary takes in 0.88 miles of city trail, the seventh most of the fifty communities on the register, with the terminus of the Caballo Trail inside it, and the recorded map dedicated the easements those trails run on. Four interior points were tested against the Capistrano Unified locator and all four returned the same three campuses: Harold Ambuehl Elementary for TK through fifth grade with 324 students, Marco Forster Middle at 930, and San Juan Hills High School at 2,641, which graduated 96.2 percent of its class. The Fire Hazard Severity Zone layer places 69.7 acres of the boundary in the High class and 7.5 acres in Moderate.

            History

            How Rancho Madrina was built

Rancho Madrina keeps a rancho name because the ground under it really was one. This is the eastern side of the valley, part of the country that Don Juan Forster put together in the middle of the nineteenth century. Forster and James McKinley bought the ruined mission at public auction in 1845 for 710 dollars, Forster lived in the friars' quarters until Lincoln returned the mission to the Catholic Church in 1865, and he combined the mission lands with Rancho Trabuco and Rancho La Paz. The United States patented 46,432 acres to him in 1866, and with Rancho Santa Margarita y Las Flores his holdings passed 200,000 acres, the largest single owner ranch in southern California.

The neighborhood itself was built between 2005 and 2014, on streets named Carril de Maderas, Paseo Arco Clave and Corte Montecito. Its ground grew cattle, then barley, then citrus, and gave up on all three.
