            About Rise

            Rise has no village polygon of its own. The City of Irvine carries it in the Great Park Development Districts layer, where OBJECTID 10 is labeled district 5 with the description Rise and covers about 129 acres, all of it inside Planning Area 51 and inside the city's Orange County Great Park village polygons. That makes Rise roughly one twentieth of the 2,191-acre village around it. Inside the boundary the city's address layer holds 786 points, 779 of them residential, on thirteen named streets: Aspect, Chant, Chinon, Chorus, Draw, Glance, Keeper, Merit, Pattern, Rondo, Sawbuck, Shear and Treble. Chorus and Sawbuck alone carry 215 and 213 of those points. Four of the thirteen names run past the boundary and continue into other Great Park neighborhoods, so a Chinon, Merit, Pattern or Treble address is not automatically a Rise address.

            Every owner in Rise belongs to the Great Park Neighborhoods Community Association, which the city lists under FirstService Residential and maps as master association 51.1, and two sub-associations sit beneath it here, Evergreen and Bolero. What the assessment buys inside the boundary is at 238 Merit, one of the seven non-residential addresses the city records in Rise. The association operates Rise Park and Rise Pool there, a 50-meter lap pool alongside a recreational pool with a barbecue area, a fire pit and a jacuzzi, and it adds a Majestic Garden and an overlook at Rise Park that a resident key fob opens. Rise Clubhouse can be reserved by residents for a nominal fee. Membership also opens the other seven association pools and ten park locations across the wider village. Irvine Unified names Rise directly and assigns it Solis Park School for the elementary and middle years and Portola High for grades 9 to 12.

            History

            How Rise was built

            El Toro grew to 4,682 acres with four runways able to take the largest aircraft in the American inventory. Every president after the Second World War landed there aboard Air Force One, and during Vietnam a great many Marines shipped out and came home through it. The base was listed for closure in 1993 and shut on 2 July 1999, and the argument over what should replace it, an international airport or housing or a park, ran through Orange County politics for years until voters approved Measure W in 2002 and settled it as a central park, nature preserve and mixed-use development. In February 2005 Heritage Fields LLC won the auction for the 3,724-acre site with a bid of $650 million, with 1,375 acres set aside for the Orange County Great Park. The Great Park Balloon went up on 14 July 2007 and still lifts riders to 500 feet.

            Rise is one of the newest neighborhoods on the base. It opened in 2020 with 700 homes and forms the first phase of what the planners call District 5, southwest of Irvine Boulevard and southeast of Cadence Park, with Solis Park as the second phase. The district covers about 237 acres and 1,768 homes and was planned by DAHLIN with Gensler and Brightview for FivePoint on an idea they call living on the park: homes turned to face parks rather than back onto them, a mix of housing types, and a rule that every destination should be within a three-minute walk. A K-8 school sits inside the district.

            Rise is inside the Irvine Unified School District, and unusually for a neighborhood this size the district names it directly rather than leaving it to be inferred from a map. Irvine Unified's School Boundaries and Assignments page lists Rise among its named developments and assigns Solis Park School for both the elementary and the middle years and Portola High School for grades 9 to 12, with the district's own note to call its enrollment office to confirm. Solis Park is a K-8 campus on one site, so there is no middle school move partway through. Both campuses stand outside the Rise boundary, and Irvine Unified adjusts boundaries periodically, so confirm the assignment for a specific address with the district before it drives a purchase decision.

            What do homes sell for in Rise?

            The median was $1,550,000 across 22 closings between 12 January and 17 July 2026, at a median $645 a square foot on a median closed size of 2,445 square feet. Closings ran from $1,045,000 for a 1,595 square foot home to $2,631,118 for a 3,460 square foot one. Ten of the 22 landed between $1 million and $1.5 million and another ten between $1.5 million and $2 million, so the middle of this market is narrow and the size of the home is what moves a Rise price. Half the closings were in escrow within 33 days and the median closing came in at 97.4 percent of the original asking price.

            When was Rise built, and what was here before?

            Orange County recorded the three subdivision maps that make up Rise on 5 December 2018, 8 April 2019 and 28 October 2019. FivePoint announced the neighborhood on 3 February 2020 and opened it on Leap Day that month, and ten builder collections have sold here since, from Lennar, Pulte Homes, Shea Homes and The New Home Company. Before any of that the ground was Marine Corps Air Station El Toro, commissioned in 1943 and named for the nearest post office in the small community of El Toro, and before the station it was farmland the city's own naming record calls the largest lima bean field in North America.

            How can I tell whether an address is actually in Rise?

            By the street and the number together, never the street alone. Four of the thirteen street names inside the boundary continue into neighboring Great Park communities: of the city's citywide address points, 8 of 43 on Chinon fall in Rise, 65 of 159 on Merit, 47 of 61 on Pattern and 21 of 74 on Treble. The 900 block of Chinon sold as Luna Park. Rise also carries no CRMLS area of its own, so every listing in it is filed under Great Park and an area search returns the whole village around it.             Which schools serve Rise?

            Irvine Unified names Rise directly and assigns it Solis Park School for the elementary and middle years and Portola High School for grades 9 to 12. Solis Park is a K-8 campus of 972 students at 101 Abacus, so there is no middle school move, and it reports 69 percent of students meeting or exceeding standard in English and 67 percent in math at a 25 to 1 ratio. Portola High enrolls 2,693 students, reports a 94.6 percent graduation rate and offers 98 AP courses. Both campuses stand outside the Rise boundary, and the district asks that a specific address be confirmed with its enrollment office.

            What do the association fees buy, and what do they cost?

            The Great Park Neighborhoods Community Association puts master dues between $221.83 and $260.00 a month during buildout and directs owners to their own statement for the exact figure. An owner in Evergreen or Bolero, the two sub-associations inside Rise, pays a second assessment on top, and neither publishes an amount, so the real monthly figure for a specific address comes out of that address's own documents.
